A massive block along Conrad-von-Hötzendorf-Straße would sever the urban fabric, block views, and limit daylight. Accordingly, the design introduces a lowered central lamella and lifted volumes, applying a solid-and-void principle. This dynamic articulation opens the city space, improves daylight, and sets striking height accents. An emphasized vertical at the square acts as a clear urban marker and creates a lively center. Clearly structured work areas offer wide views and comfortable workplaces. Incised roof terraces and green roofs are directly accessed and activated as high-quality outdoor rooms. At ground level, an open zone integrates the public program, while the upper floors are organized into four functional segments. With a plot extension, the vertical at Stadionplatz can be raised and the development density further optimized, adding office space and a distinctive high point. The public space ranges from the new square – merging with Bertha-von-Suttner-Platz – to a quiet park along the railway. Retained trees, dense planting, and broad passages create fluid transitions from street through square to park. A new pedestrian- and cycle-underpass ties the site closely into the city. The lowered middle band maintains view corridors, while the raised edges frame entrances and create sheltered forecourts.
