The new building completes the perimeter block along Dvorakova ulica and Ulica Moše Pijada, creating a green, quiet courtyard as a high-quality public and semi-private space. Two stepped volumes respond to neighboring heights, with generous spacing to secure daylight, air, and views. A ground-level passage links street and courtyard and serves as the main entrance. Roofs are extensively and intensively greened and fitted with photovoltaics and vertical-axis wind turbines. All parking is placed underground, complemented by spacious bicycle rooms. Transparent ground floors with active uses animate the square and enable fluent transitions between inside and outside. Corridor-free, flexible plans offer adaptable apartments with loggias and terraces, many with two-sided orientation. Open, green access corridors become communal meeting zones.
Outdoor areas are richly landscaped with playgrounds, shaded seating, and urban amenities, delivering a high quality of stay. Existing trees are preserved and complemented by native species. Shared rooms and roof terraces with gardens, beehives, and a small library foster social interaction, self-provision, and learning. A robust sustainability concept—timber and clay alongside recycled concrete, efficient ventilation, and rainwater harvesting—reduces energy demand and CO₂ emissions and strengthens the ecological resilience of the neighborhood.
