Impressions

The concept for the residential building east of Grutschgasse develops the predefined L-shaped form into an atrium house organised around a bright, generous courtyard. This structure not only provides clear wayfinding but also raises living quality: circulation and communal zones receive natural daylight, while unfavorable north-facing apartments are avoided. At ground level, shared areas open directly to the garden, so the house addresses a large open space that can host everything from everyday encounters to community events. The entrance to the underground garage is discreetly integrated into the volume, allowing the south-facing edge to remain undisturbed as private apartment gardens. All apartments include private outdoor spaces – loggias, balconies or gardens. Their floor-by-floor staggered arrangement creates varied spatial situations: sheltered zones offer intimacy, while open double-height cuts extend views and enhance spatial quality. Bright stair cores and short, legible routes simplify orientation. Complemented by the house garden – with a playground, planting beds, and lounging decks – the result is a lively, green living environment that relates naturally to the adjoining parks and pedestrian routes, and frames long views while maintaining privacy.
A key focus is the interweaving of architecture and open space. The house garden is conceived as the communal heart of the ensemble: playgrounds, seating niches, and planted areas create places for encounter, retreat, and small-scale gardening. These qualities build on the wider open-space network, especially the park to the north and the planned pedestrian-and-cycle connection. Organizing the building around the atrium yields light-filled circulation and short internal routes. At the same time, it produces a sense of spatial generosity that enriches everyday life beyond pure function. In this way, the project fosters variety, a high quality of stay, and a strong neighborhood culture – linking private thresholds with shared spaces and the landscape beyond.
