The project in Hirschfeld forms part of a broader masterplan that divides the site into three development plots and responds to the varying conditions of its setting. Along the lively Gerasdorfer Straße, two terraced residential buildings are proposed; they step down toward the south, mediating the scale of the development opposite. The ensemble is completed by a compact point building with a green atrium that enables open, communicative circulation. A central, car-free esplanade acts as the spine of the quarter and connects the buildings. Generous terraces offer apartments private outdoor space, while shared programs at ground level create an active, lively zone. These include a community room, a bicycle workshop, and a kindergarten that benefits not only residents but the surrounding neighborhood. The atrium of the point building functions as a semi-public meeting place where planting and open access corridors create a pleasant microclimate. Wider areas become places of encounter, while through-apartments with cross-ventilation ensure high living quality. The terraced houses also provide bright staircases with visual connections and places to meet. In this way, the project combines architectural clarity with social value and a strong embedding in the open-space network. Comfort and community are central aims for all.
The urban concept rests on a clear zoning of the site: livelier uses along Gerasdorfer Straße, quieter housing toward the adjacent forest. The car-free esplanade forms the central access space and creates the connective backbone. Community and neighborliness are the focus. The green atrium in the point building invites people to meet, while a communal courtyard with plants and trees builds identity. Terraces, balconies, and loggias provide private retreat in complement to shared open spaces. At ground level, architecture and landscape interlock: rooms for social activity, a bicycle workshop, and a kindergarten enliven this zone and generate value far beyond the project itself. The result is a diverse living environment that unites neighborhood life, a close relationship to nature, and high residential quality. Shaded seating, safe walking and cycling routes and clear sightlines enhance comfort.
